Office space for lease in Naples
Professional, executive suite, flex and small-building office space in Naples, found and negotiated by a broker who represents the tenant only.
How we help you lease office space in Naples
Most office listings in Naples are written for the landlord. They tell you the asking rent and the square footage, not what the space will cost once operating expenses, build-out and the parking you need are added up. Our job is to find the spaces that fit before you tour and to negotiate the lease once you pick one.
We represent tenants, not buildings. DiBe Real Estate is a licensed Florida brokerage, and our principal, Sal DiBenedetto, is also a Florida Certified General Contractor, so we can read a space for build-out cost while we are standing in it. Landlords typically pay the tenant broker’s commission, which we explain in writing before we start.
Start with how your Naples office will be used
In Naples the address often says something to clients, and many office users here serve an affluent, seasonal clientele. That makes the first question less about square footage and more about who walks through the door and how often. We sort most Naples requirements into one of four groups before we search.
Client-facing advisory firms
Wealth managers, family offices, estate attorneys and private banking teams. Finish quality, privacy, a good conference room and easy parking for older clients matter more than the last dollar of rent.
Working offices with staff
Title companies, insurance agencies, property managers, engineering and design firms. Headcount, parking ratio and a commute that works for employees who often live east of I-75 come first.
Solo and seasonal executives
Retired executives running boards or investments, consultants and remote employees who want a professional address. Executive suites and small private offices usually fit best.
Owners who would rather buy
Practices planning to stay ten years or longer sometimes compare leasing with buying a small office condo. See commercial property for sale in Naples for that path.
Naples office areas, from Fifth Avenue to Immokalee Road
Fifth Avenue South and Third Street South
The historic downtown streets carry office suites above and between shops and restaurants, plus a handful of small professional buildings on the side streets. The address is a strong draw for advisory firms and boutique practices. Space tends to be small and older, parking is shared with shoppers and diners, and season brings crowds. Many buildings here sit at low elevation near the Gulf and Naples Bay, so flood history is a first question.
US 41 (Tamiami Trail) through the middle of town
Office buildings and office-over-retail run along the Trail from downtown north toward Pine Ridge Road and beyond. Visibility is high and so is traffic. This is where many established firms have been for years, and the inventory ranges from dated to recently renovated.
Pine Ridge Road and Goodlette-Frank Road
A long-standing professional office area with garden office parks and small office condo buildings. Its central position works for firms with clients spread across the city and North Naples, and it offers good access to I-75.
Airport-Pulling Road and the Naples Airport area
A mix of office, flex and service businesses near the general aviation airport. It often offers more practical space for the money and suits working offices that do not need a waterfront-adjacent address. Firms with a warehouse component should also read our Naples warehouse space guide.
Vanderbilt Beach Road and Immokalee Road
North Naples has newer office product, including space near Mercato and along Immokalee Road toward I-75. It works well for firms whose clients live in the gated communities to the north and east, and for teams that also cover Bonita Springs and Estero. For comparison, see Bonita Springs and Estero office space.
Collier Boulevard and points east
East of I-75 the area is growing with newer neighborhoods, and office supply follows the rooftops. Expect smaller, newer buildings and office space in mixed retail centers. Employees who already live out this way will thank you for the commute.
Executive suites, office condos and Class A space in Naples
Executive suites are common in Naples because so many seasonal residents and solo professionals want a private office without a long lease. The monthly fee usually covers furniture, utilities, internet, reception and some conference room time. Read the fine print on what counts as included hours, whether you can put your name on the door, and how much notice you must give to leave.
Small professional office condos are a large share of the Naples office stock. Many are owned by investors who lease them out, which means your landlord may be an individual rather than an institution. That can make decisions faster, but the condo association still sets rules on signage, hours and alterations, and associations can levy special assessments for roofs or storm repairs. The lease should state clearly whether any of that can be passed to you.
Class A and newer suburban buildings exist in limited supply. They offer better finishes, newer systems and often stronger storm hardening, with operating costs to match. Firms that recruit heavily or host clients daily often decide the premium pays for itself. Supply is thin enough that we start these searches early.
Medical and therapy users should read our Naples medical office guide, since plumbing, accessibility and parking requirements are different, and much of that inventory clusters around NCH’s facilities.
Reading a Naples office rent quote
Naples landlords usually quote office rent as dollars per square foot per year. The trouble is that two quotes with similar numbers can describe very different deals. Before comparing, sort every quote into one of these buckets.
| Quote type | What the rent covers | What you pay on top | Budget risk |
|---|---|---|---|
| Triple net (NNN) | The landlord’s base rent only | Your share of taxes, insurance and CAM, plus your own utilities and janitorial | Highest, since pass-throughs move each year |
| Modified gross | Base rent plus some building costs | Whatever the lease carves out, often utilities, janitorial or increases over a base year | Moderate, depends on the carve-outs |
| Full service gross | Rent plus most building operating costs | Usually increases over a base year and after-hours HVAC | Lower in year one, watch the base year |
| Executive suite agreement | Office, furniture, utilities, internet, reception | Extra conference time, phone, printing, mail handling | Low, but cost per square foot is highest |
Also confirm whether the square footage quoted is rentable or usable. Multi-tenant buildings add a share of the lobbies, corridors and restrooms to your suite, so the area you are billed for is larger than the area you can put furniture in.
Florida’s state sales tax on commercial rent was repealed effective October 1, 2024. Ask your CPA how that applies to your lease and any separately billed charges.
CAM and operating costs in Collier County buildings
Operating expenses in Naples are driven heavily by three things: property taxes on high-value land, property insurance, and the standard of upkeep landlords keep for a demanding client base. Landscaping, lighting and lot maintenance are taken seriously here, and someone pays for them.
Insurance is the swing factor. Premiums rose across coastal Southwest Florida after Ian, and a building close to the Gulf may carry higher wind and flood coverage costs than one east of I-75. In an office condo, the association’s dues and any special assessments flow into the owner’s costs, and a net lease may pass them to you. We ask for actual expense history, the latest reconciliation and, in condo buildings, any notice of pending assessments. We also ask for a cap on controllable expenses and audit rights.
Improvements, allowances and permits in Naples
Naples tenants tend to expect finished, polished space, so build-out conversations come up early. Landlords may offer a turnkey build-out, an allowance, free rent, or some mix. Second generation suites that already fit your layout save months.
Our principal holds a Florida Certified General Contractor license, which lets us price the work while we tour: whether a new glass conference room needs a dedicated return air path, whether the panel can handle more equipment, whether the restrooms already meet accessibility rules. That knowledge goes straight into the letter of intent.
Jurisdiction matters. A space inside the City of Naples goes through the city’s building department, while most of the surrounding area is unincorporated Collier County, with its own process. Older buildings in flood zones can also run into FEMA’s substantial improvement rule (often called the 50 percent rule), which may require bringing a building up to current flood standards if improvement costs cross a threshold. Confirm current rules with the building department before you count on a renovation. When the job is larger, our owner’s representation and project management services can manage it.
Parking, season and client access
Season changes everything in Naples. From roughly January through April, traffic on US 41, Pine Ridge Road and Immokalee Road gets heavier and downtown parking fills up. A space that feels easy to reach on an August afternoon can feel very different on a March morning.
For client-facing firms we look at how many spaces sit near your door, whether there is covered parking, how easy the turn into the lot is, and whether older clients will have to cross a busy drive aisle. For staff-heavy offices we check the parking ratio against headcount and ask whether the landlord will designate spaces for you in the lease.
Storm surge, elevation and insurance near the Gulf
Hurricane Ian in 2022 pushed storm surge into parts of Naples, including areas near downtown and the bay, and the 2024 storms (Helene and Milton) were another reminder that wind and water risk vary a lot from one block to the next. West of US 41 the question is mostly water. East of I-75 it is mostly wind and roof condition.
For any Naples office we ask for the FEMA flood zone and elevation certificate, the building’s storm history and repairs, roof age and a wind mitigation report, and whether openings are impact rated or protected by shutters (and who deploys them). Ground floor suites in low-lying buildings deserve extra scrutiny, including where the electrical equipment and server closet would sit.
The lease should spell out what happens after a casualty: whether rent abates while the space is unusable, how long the landlord has to rebuild, and when either side can terminate. Pair that with a conversation with your insurance agent about contents, business interruption and flood coverage. None of this is a reason to avoid coastal Naples. It is a reason to price the risk honestly.
Lease clauses we push on in Naples
| Clause | Why it matters here | What we usually ask for |
|---|---|---|
| Pass-through of association assessments | Office condo associations can levy assessments for roofs and storm repairs | Exclude capital assessments from tenant charges |
| Casualty and restoration | Storm downtime can run for months | Rent abatement during restoration and a termination right after a set period |
| HVAC responsibility | Older suites often have tenant-maintained units | Landlord replacement of failed units, or a cap on tenant cost |
| Renewal option | Good Naples space is scarce, and moving is expensive | One or more renewal terms with clear notice dates |
| Signage and identity | Advisory firms rely on discreet, professional signage | Directory, door and monument sign rights in writing |
| Personal guaranty | Smaller and individual landlords often request one | A dollar cap or a burn-off after on-time payments |
| Relocation clause | Some landlords reserve the right to move you within the building | Delete it, or require comparable space and full moving costs |
Our Naples office search, step by step
- A short intake call: headcount, layout, who visits, budget, timing, and whether you would consider buying.
- We map staff commutes and client locations to pick two or three areas, say downtown and Pine Ridge, or North Naples and Collier Boulevard.
- We survey listed space, sublease space, executive suites and owners we know may have upcoming vacancies.
- You receive a short list with total monthly cost, lease structure and the main risks noted for each.
- We tour together and assess build-out, parking and storm exposure on site.
- We send letters of intent to the top choices at the same time so landlords compete on terms.
- Your attorney reviews the lease, and we track every business point against the letter of intent.
- We coordinate the build-out schedule and move date, with season and contractor availability in mind.
A hypothetical: two advisors choosing between downtown and Pine Ridge
For example, a hypothetical two-advisor wealth management practice with one assistant is leaving an executive suite. Most clients are retirees living between Old Naples and Park Shore. The partners like the idea of a downtown address, but they also want parking right outside for clients who do not want to walk far in July.
In this scenario we would tour a small second floor suite near Fifth Avenue South and a ground floor garden office suite off Pine Ridge Road. The downtown suite wins on address and loses on parking and flood exposure. The Pine Ridge suite wins on parking and cost and needs some finish work. We would put both into a side-by-side comparison of total cost, client access and storm risk, then negotiate with whichever the partners prefer, using the other as leverage. This is an illustration, not a real client or transaction.
What tenant representation costs in Naples
In a typical Naples office lease, the landlord pays the brokerage commission under its listing agreement and shares it with the broker representing the tenant. For most tenants that means our service has no direct fee. We put our compensation and our role in writing before we start, and if a landlord will not pay a tenant broker, we discuss it with you before touring that space.
We represent tenants only in these searches, never the building. Read more about tenant representation, the Naples market overview and Southwest Florida generally, or compare with office space in Fort Myers. To start, call or text 239-256-5005 or send us your requirement.
Sublease space and timing your move
Some of the best small offices in Naples never show up as direct listings. A firm merges, a practice consolidates, or a company moves its local team into a smaller footprint, and the remaining term goes up for sublease. Subleases can come furnished and priced below direct space, but the term is limited to what is left on the original lease, and you need the landlord’s consent. We check the master lease terms, the condition of the space and what happens when the sublease ends before recommending one.
Timing affects leverage. Landlords and owners are easier to reach and quicker to respond outside of season, and contractors tend to have more room in their schedules in the summer. If your current lease ends in spring, starting the search the previous summer gives you time to negotiate, permit and build without paying double rent. If you are on a month to month executive suite agreement, you have more flexibility, and we can move faster when the right space appears.
Either way, send us your target move date first. We work backward from it and tell you honestly whether it is realistic for the kind of space you want.

Learn moreFrequently Asked Questions
What is the average price of office space in Naples, FL?
We do not publish averages because they hide more than they show. Rent in Naples swings with location (downtown versus North Naples versus east of I-75), building age, finish level and whether the quote is net or gross. We gather current asking rents and operating expense estimates for spaces matching your requirement and compare them on a total monthly cost basis.
Where can I find an executive office in Naples?
Executive suite centers operate in downtown Naples, along US 41 and in North Naples near Vanderbilt Beach Road and Immokalee Road. We compare what each includes (reception, conference time, internet, term length) so you pay for what you will use.
Is downtown Naples a good place for an office?
For client-facing firms that want a recognizable address, it can be. Expect smaller, older suites, shared parking and seasonal crowds. Ask about flood history, since parts of downtown took storm surge during Hurricane Ian.
How far ahead should I start an office search in Naples?
For a conventional lease, start six to nine months before you need to move, and longer if the space needs construction. Season affects both landlord response times and contractor schedules. Executive suites can often be arranged within weeks.
Can I lease an office condo directly from the owner in Naples?
Yes, many Naples office condos are leased by individual investor owners. Review the association’s rules and confirm whether any special assessments can be charged to you under the lease.
Do Naples office landlords pay for improvements?
Often, in some form. It may be a turnkey build-out, a tenant improvement allowance or free rent in exchange for taking the space as is. How much depends on the term, your credit and how long the space has been vacant.
What lease length is common for small offices in Naples?
Three to five years is common for small conventional leases, with longer terms when a landlord funds significant improvements. Executive suites usually run month to month or up to a year or two.
Does it cost me anything to use a tenant rep broker in Naples?
Usually not directly. Landlords typically pay the commission under their listing agreement. We confirm in writing how we are paid before we start, and we tell you if a landlord will not cooperate.
Is the City of Naples permit process different from Collier County?
Yes. The City of Naples and unincorporated Collier County each run their own building and zoning departments, with their own review times, fees and rules. Confirm which applies to your address before planning a build-out.
Can I run a small showroom or studio out of a Naples office space?
It depends on zoning and the building’s rules. Design studios with client visits often fit office zoning, while retail sales may not. See our Naples retail space guide if walk-in sales are part of the plan.
